New house, long snag list.
Nocatee, St. Johns and Ponte Vedra. The finishing work a builder left behind, and everything a new house still needs on day one.
What is different here
The warranty covers less than you would hope
Most of a new-build snag list is finishing: doors that bind once the frame settles, caulk lines that opened in the first summer, nail pops through fresh paint. Builders are slow on these and some will not take them at all. We will tell you which ones are worth pushing back on before you call us out.
- Nail pops and settling cracksNormal in year one. Filled, sanded and touched up to match.
- Doors that have started to bindAdjusted once the frame has moved, which it will.
- Mounting into blockMany walls here are block behind the drywall. The anchor decides whether a TV stays up.
- Shelving, storage and blindsClosets, garages and window dressings, the things a new house ships without.
