Can you work from the inspection report directly?
Yes, send it over. We will go through it and tell you which items we can take, which need a licensed trade, and what the whole thing costs before anyone starts.
What if some items need a licensed trade?
We flag those upfront rather than discovering them on the day. Anything requiring a licensed electrician, plumber or AC contractor under Florida law gets referred to a licensed pro, and we handle the rest.
Can you get in if nobody is there?
Yes. Lockbox or code works fine, and it is how most of our realtor and landlord work runs. You get photos of the finished work the same day.
How fast can you turn a rental?
Most turnovers are one visit, sometimes two if there is paint drying between stages. Tell us the move-in date when you call and we will work backwards from it.
